Occupiers work out rentals, catchments, location economics and power availability themselves, months before a site visit is booked. Whoever states those figures plainly, with a date and a method attached, becomes the source an engine repeats. Landlords, park operators and campus owners almost never do.

Make the building machine-readable

Commercial buyers filter on specification before they filter on price. Floor plate, clear height, dock count, redundancy tier, certification, commissioned load, distance to a corridor. Most of that sits inside a brochure PDF an engine cannot use. We define each building, park and campus as an entity in schema, tied to its address and its actual numbers.

Write the line the internal note has to survive

Nothing here is signed by the person doing the reading, and what travels upward is a comparison with figures in it. A workplace lead's note to the CFO gets one question back: where did the rent number come from. A supply chain head defending a corridor to a board gets asked the same about landed cost. An unattributed range does not survive that question. Ask an engine 'What are current office rentals per square foot in Hinjewadi' and what comes back is a band. Rupees per square foot, from one figure to another, covering a dozen buildings that are not remotely the same asset. A band cannot separate a new Grade A floor from an older building carrying a much heavier loading factor. It says nothing about what the fit-out adds, or what the escalation clause does in year four. The workplace lead takes the low end as the target anyway, because it is the only number they have, and briefs a broker against it. Your floor is now being negotiated against a figure that was never attached to a building. The damage is not that a competitor got named. It is that you got priced by something that does not know what you are.

What we would not recommend

  • Reviews and testimonials. A leased floor has no public review layer. What a departing tenant thought of the building management travels by phone, workplace lead to workplace lead, and nothing we structure gets us into that call.
  • X. A rent number posted as a thread carries no date, no method and no address, which is the exact opposite of what we are trying to make citable. If it did get picked up it would get picked up wrong, and the Indian occupier conversation is not there to correct it.

A workplace lead at a company of about three hundred people, nine months from lease expiry, who has read your occupancy-cost benchmark and the micro-market comparison. They open with a floor plate, a headcount and a date, and want to know what is available and how the escalation is structured.
